Contract Overview

Since 2018, Delta-Simons has been providing WELL Accredited Professional (AP) Consultancy services to industrial developers. Our team has been actively involved in facilitating WELL workshops, starting from the initial design stages of projects and extending through to post-completion environmental monitoring spot checks. Our primary goal has been to align these projects with the WELL Building Standard. Additionally, we have conducted standalone WELL Pre-Assessments, which involve conducting gap analyses against the WELL Building Standard and providing comprehensive recommendations for improvements.

 

Contract Challenges

The WELL Building Standard is an internationally recognised, evidence-based framework for evaluating various aspects of building design, maintenance, and operation that directly impact the well-being of occupants. However, achieving full WELL Certification can be financially demanding, with certification costs initially set at $0.16 per square foot (though reduced to $0.08 per square foot for industrial properties in 2018).

 

Our Solution

Delta-Simons offers 'WELL-Ready' WELL AP Consultancy services designed to assist clients in aligning their building design and operations with the WELL Building Standard without pursuing formal certification.

Our team also conducts 'WELL Pre-Assessment' reports, which involve in-depth gap analyses of building specifications, floor plans, and O&M (Operations and Maintenance) manuals against the WELL Building Standard. These reports provide a snapshot of the project's status and offer valuable recommendations for improvements.

The WELL Building Standard is structured around 10 themed 'Concepts,' ranging from Light to Nutrition, Movement to Materials. Each Concept includes a variety of Features (similar to BREEAM 'Credits').

Among these Features, 22 are considered Preconditions, which are mandatory for any level of WELL certification. An additional 110 points' worth of weighted Optimisations are available to attain higher WELL certification levels, ranging from 40 points for Bronze to 80 points for Platinum.

We ensured the implementation of all design and build-related Conditions, along with a minimum of 40 Optimisations on-site. To maintain alignment and track progress, Delta-Simons conducted stakeholder workshops at regular intervals throughout the design and build program.

To keep our clients informed and engaged, we created a dynamic WELL Scorecard that highlighted the project's Features within the scope. This Scorecard was continuously updated as evidence was provided.

Our team of WELL APs diligently collected evidence for each Feature within the project's scope, making it easier for tenants to pursue full WELL Certification in the future.

As part of our commitment to transparency and client support, we delivered an Evidence Pack to our client, which they could then share with tenants as part of their tenant pack.
